Placing ad on Facebook (free) and/or Trade Me (owners cost - just $129.00 + GST)
Vetting tenants (credit check at owners’ cost - $35 - optional but highly recommended)
Selecting tenants (in consultation with owner if requested)

Lodging bond with Tenancy Services
Advising owner of and organising (at owners’ discretion) repairs & maintenance
4 inspections a year - (owners cost $70 each)
Tenancy Tribunal management up to two hours thereafter invoiced @ $65 an hour
Follow up on missed rent
Rent review at the end of each tenancy
Pre & post tenancy photos Excluded:
Rent records – owner to keep records & advise agent of missed rent.
* A $10 administration fee for a statement is payable should management fees not be paid by the end of the month. Also applies to inspection invoices past due.

A $500 Tenant Finding Fee applies for brand new tenancies. A $65 fee applies to fixed term renewals. No fee for fixed tenancies running periodic.
An independent Healthy Homes report is required for the duration of management.
