
I have been involved in property management for several years now. Living in East Christchurch I am very experienced in the local market but also manage properties Christchurch wide. I manage properties not only for local clients but several overseas based clients. Given my locality, I managed many properties post-earthquake including but not limited to arranging & attending meetings, liaising between agencies & landlords etc (at no extra cost). I, therefore, understand the high importance of communication and providing a stress-free service to my clients.
I look after a small portfolio and, whilst welcoming new business, intend to keep my portfolio small, in order to provide my clients with exceptional personal service.
Landlords
I believe it is unfair for landlords to be penalised, particularly for higher yielding properties, by paying a percentage of their rental income for property management. After all the service is the same as any other property. Hence Asset Property Management works on a fixed fee basis of either $95 or $105 per month. LANDLORD INFORMATION
Why are prices so reasonable?
I am able to keep my price at this low rate simply because I work from my home office, therefore, having few overheads. You the landlord are not paying for flashy vehicles covered in sign writing, leasing of office space, a receptionist, cleaner etc.
Advertising
Advertising of your property is on Trade Me for just $44.85. I have found Trade Me to be the first, and almost always only “go to” advertising prospective tenants use. Other methods such as The Press are available but I have found this to be ineffective in the past.
Contract
The minimum contract period is just 3 months. If, at that time (or at any time in the future) you feel you wish to move on for any reason you are not held to anything. All that is required is 30 days’ written notice.
Rent Payments
In order to reduce your monthly outgoings, you have the option of checking the rent yourself as tenants pay directly into your account. Should you wish your rent to be checked by Asset Property Management this can be done either through Xero accounting software or, if you prefer, rent can be paid into Asset Property Management's account and paid to you upon clearance. There is a small charge for this (please see pricing). Rent payments are checked daily and paid out upon clearance (usually the next business day). They do not sit in APM’s account accruing interest which is rightfully yours.
Maintenance
There are no charges for arranging of maintenance or any repairs. If you prefer to carry these out yourself, you will be advised of the issue and I will arrange a mutually suitable time for the matter(s) to be attended to. Alternatively, I am able to arrange for repairs/maintenance issues to be attended to on your behalf. Part of the Property Management Agreement refers to a value not to be exceeded for any repairs without prior written consent of the landlord. This value is solely determined by you. I generally use my own contacts/tradespeople however if you have a preferred tradesperson I am more than happy to have them sort the issue for you.
Inspections
The first inspection is conducted four weeks after the tenant moves in and three monthly thereafter. An email will be sent to you advising of the findings of the inspections. It may be that your insurer requires more specific information. It is, therefore, suggested you check with your insurance company their requirements to ensure these are met.

TENANT INFORMATION
Tenancy Requirements
You will be required to complete a Pre-Tenancy Application Form. This will include providing photo ID and references. The application form includes authority for a credit check & Police check to be run if deemed necessary.
If successful, a signed tenancy agreement will be entered into. You will receive a copy via email for your records.
Prior to the commencement of the tenancy, you will be required to pay the following:
Up to four weeks’ bond
First weeks rent and
Letting fee
The day the tenancy commences you will be met at the property at which time an ingoing Property Inspection Report will be completed and signed by all parties. You will receive a copy of this via email for your records.
References
Two written references will be required. At least one must be from your current landlord – two landlords preferably. If you do not have a second landlord letter you are required to provide a written reference from your employer. If you do not have any written references, please do not apply for a property.
Rent
Part of the tenancy agreement states you will set up an automatic payment for your rent to be paid on or before the due date. There is zero tolerance for missed rent and you will be followed up on this immediately. The matter may be sent to the Tenancy Tribunal which will incur further charges to you if the application is successful.
Inspections
The first inspection will be conducted a month after the first day of the tenancy and three monthly thereafter. You will be emailed a letter advising you of the date of the coming inspection. You are welcome to be present if you wish however you do not have to be.
